More About Don Latham

When Don and Charlotte Latham, LaDana and Lonnie moved to Atlanta in 1982, Atlanta was boasting a population of just over one million. In just 25 years the Latham family has witnessed the growth in the Queen City of the South to more than 5 million in the Greater Atlanta area. For the last 15 years The Latham Group: Don, LaDana and Lonnie have helped fifty plus families a year move to or within Atlanta. Don moved into real estate work in 1992 following a 25-year career in church ministry. Previously, Don and Charlotte served as missionaries on the island of Trinidad for 5 years where LaDana and Lonnie were born. Don’s training in ministry and his Master’s Degree in Psychology and Counseling have been vital to his work in real estate consulting and sales. Don will use his knowledge, experience, and training to make buying or selling your largest investment enjoyable for you. Don began his real estate career with Northside Realty. Johnny Isakson (Senator) was president of Northside Realty, founded by his father Ed Isakson. Don was recognized as Rookie of the Year and presented with the Ed Isakson award by Isakson who said Don’s integrity and work ethic was like that of his father. In the past, the award was only presented to main office brokers. Don was pleasantly surprised (shocked!) when LaDana graduated from the University of Georgia with her degree in Interior Design and told him she wanted to join The Latham Group. He was again surprised when Lonnie graduated from Harding University with his degree in Professional Sales and said he too wanted to return to Atlanta and join The Latham Group. The team now brings to the table 40 years combined experience, many different talents and abilities…all to serve our clients. From the beginning one of our goals has been to be accessible to our clients. In the early days, Don‘s voice mail said, “You have reached Don Latham. I can’t take your call right now. Just leave a message for me and I will call you back. If I don’t call you back…you can assume…I’m dead!” We have always made service our motto! Thanks to Lonnie’s training in Professional Sales and technology, The Latham Group has state of the art systems that keep your purchase or listing on track. They make your listing available on websites showcasing real estate online. They use full color fliers with multiple photos for your home. The Latham Group keeps in contact with over 2,000 past clients and sphere of influence contacts with direct mailings. We do not forget you when your transaction closes. When, LaDana and Lonnie joined the team, Don reminded them, “Remember, we are not selling anything…We are just helping our clients realize their real estate dreams.”

Why Buyers Love To Use The Latham Group

  • We help you choose the best loan officer/lender for your purchase.
  • We secure the loan pre-qualification letter and help you identify search parameters.
  • We enter the purchaser’s search in FMLS/MLS with 31,000 agent’s listings and emails/prints them for your viewing.
  • At purchaser’s convenience, our team of Realtors show you the homes that most nearly match your desires and requirements in the area(s) of your choice. Our Goal: Unsurpassed Service!!
  • We then enter the purchaser’s search criteria in our auto-email update system which constantly updates you as to new listings, or price reductions in matching homes. This process allows you to have the best opportunity to find that “great deal”.
  • When you find that perfect home: We run county tax records to see what the seller paid for the home and when they purchased it.
  • We do a comparative market analysis to confirm the price of comparable home sales in the area.
  • Together with you, we structure and prepare the contract offer including items such as a Home Warranty, inspection, etc…
  • We negotiate for you until there is a meeting of the minds…a legally binding contract.
  • We strongly urge all of our buyers to have their home inspected by a professional home inspector. We have referrals for you if you need that can take digital photos and email the report directly to you upon completion.
  • We direct you through the defect resolution period until there is another meeting of the minds.
  • From “Contract to Closing” we will navigate through a myriad of issues and concerns that arise prior to closing. We have built a team of service providers that can be called on for quality service at reasonable cost.

Our Marketing Plan To Sell Your Home is simple: We will sell your home!
  • Provide a current market analysis and help you arrive at a fair market price that will let you sell your home in a reasonable time.
  • Develop a tailored marketing plan of action for your home; determine a buyer profile and target our marketing to them–phone calls, mailings, advertising.
  • Create an exciting multiple photo tour of your home and put this on LATHAMGROUP.COM, ATLANTACOMMUNITIES.NET, REALTOR.COM, and almost all other websites where real estate is marketed on the web. Through the INTERNET your home is available to buyers in Atlanta and Billions worldwide.
  • For drive-by buyers The Latham Group’s signs have our direct contact phone numbers so that buyers can contact us without a company switchboard.
  • Through FMLS and GAMLS we notify more than 30,000 Metro agents that your home is for sale–we create special comments in the remarks section to draw attention and have your home shown more often. We often provide the agents individual marketing pieces of your home.
  • Prepare and provide you with a two-sided full color gloss flier with multiple pictures for your home and for the flier box for drive-by buyers.
  • Create “Home Notebook” of information about the home, schools, neighborhood and community–and place it in the home for prospective buyers to read.
  • Provide Information Package including Mortgage Information, Seller’s Disclosures, Association Information and Survey or Floor plan for potential buyers to take.
  • Create and send jumbo glossy “just listed” color photo post cards to your neighbors and others. 30%-40% of neighbors help sell listed properties to find their own new neighbor.
  • Mail to residents of the area, and ask if they want to move to a larger home, or if they know someone else who wants to move.
  • Personally, email agents who have shown your home and let them know of price changes or other incentives for their buyers.
  • Personally notify our fellow agents involved with incoming relocation buyers and let them know about your home.
  • Call our contacts who deal with executives who are moving into Atlanta; provide them with information on your home.
  • Advertise in The Real Estate Book, Atlanta papers and local papers as we decide appropriate.
  • Follow up with every agent who shows the home to learn of their buyer’s interests, likes and dislikes; and to encourage another visit and a contract; update you regularly on what they are saying through our 24 hour feedback system available through this website. Though our system you get UNCENSORED feedback from showing agents.
  • Make an analysis of sales and new listings in the North Metro Area and let you know what the market is doing, through a monthly update, as requested.
  • Will recommend that you consider a price change, if that is what the market and showing agents say it will take to sell your home.
  • Communicate with you often on what we are doing and what is happening with your listing; and give you access to a summary of you feedback that we have received from agents or potential buyers, anytime through our website.
  • Work with potential buyers to pre-qualify them, and help them find financing for your home, if necessary.
  • Coordinate your transaction through every step and make sure your buyer is ready to close on the agreed upon date.

Real Estate Tips

Can a real estate agent really help me in buying and selling property? The answer is YES! When you’re ready to think about buying or selling your property, you need to ask yourself the following questions:

  • Do you have the time, energy, sources of information, and contacts to do the job yourself?
  • If you were one of the ‘do-it-yourself’ people, would the results be as good or better than they would be if you had professional assistance?
  • Would it have gone smoother?
  • Would it have given you more personal time?
  • Would you have purchased for less, or sold for more, if a real estate agent was involved?
Read the following information and learn how a real estate agent can help you understand everything you need to know about a real estate transaction.

The Buying Process

The process of buying a home or investment generally starts with determining your buying power; that is, your financial reserves plus your borrowing capacity. If you give a real estate agent some basic information about your available savings, income and current debt, they can refer you to lenders best qualified to help you. Most lenders — banks and mortgage companies — offer limited choices.

Finding

Once you know how much you can and want to invest, the next step is to find the properties that most nearly fit your needs. This is the time to choose a real estate licensee. A REALTOR® has many resources to assist you in that search. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your agent to find all available properties.

Selecting

Your job is to make the final selection of the right property for you. This is when excitement and emotion run high. Your real estate agent can assist you in the selection process by providing objective information about each property. Agents who are REALTORS® have access to a variety of informational resources. REALTORS® can provide local community information on utilities, zoning. schools, etc. There are two things you’ll want to know. First, will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?

Negotiating

There are a myriad of negotiating factors, including, but not limited to price, financing, terms, date of possession, and often the inclusion or exclusion of repairs and furnishings or equipment. The purchase agreement should also provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required.

Due Diligence

With a negotiated agreement in hand, it is time to complete the evaluation of the property. Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. Your agent can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports. You will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. Your agent, title company or attorney can help you resolve issues that might cause problems at a later date.

Financing

As soon as you are reasonably sure the property is right for you, the process of obtaining financing begins. Your agent can help you in understanding different financing options and in identifying qualified lenders.

Closing or Settlement

Finally, there is the closing, or settlement, as it is known in different parts of the country. Every area has its own unique customs. In some areas, the title or escrow company will handle this process. In other parts of the country, an attorney does it all. Again, your real estate agent can guide you through this process and make sure everything flows together smoothly.
