More About Don Latham

When Don and Charlotte Latham, LaDana and Lonnie moved to Atlanta in 1982, Atlanta was boasting a population of just over one million. In just 25 years the Latham family has witnessed the growth in the Queen City of the South to more than 5 million in the Greater Atlanta area. For the last 15 years The Latham Group: Don, LaDana and Lonnie have helped fifty plus families a year move to or within Atlanta. Don moved into real estate work in 1992 following a 25-year career in church ministry. Previously, Don and Charlotte served as missionaries on the island of Trinidad for 5 years where LaDana and Lonnie were born. Don’s training in ministry and his Master’s Degree in Psychology and Counseling have been vital to his work in real estate consulting and sales. Don will use his knowledge, experience, and training to make buying or selling your largest investment enjoyable for you. Don began his real estate career with Northside Realty. Johnny Isakson (Senator) was president of Northside Realty, founded by his father Ed Isakson. Don was recognized as Rookie of the Year and presented with the Ed Isakson award by Isakson who said Don’s integrity and work ethic was like that of his father. In the past, the award was only presented to main office brokers. Don was pleasantly surprised (shocked!) when LaDana graduated from the University of Georgia with her degree in Interior Design and told him she wanted to join The Latham Group. He was again surprised when Lonnie graduated from Harding University with his degree in Professional Sales and said he too wanted to return to Atlanta and join The Latham Group. The team now brings to the table 40 years combined experience, many different talents and abilities…all to serve our clients. From the beginning one of our goals has been to be accessible to our clients. In the early days, Don‘s voice mail said, “You have reached Don Latham. I can’t take your call right now. Just leave a message for me and I will call you back. If I don’t call you back…you can assume…I’m dead!” We have always made service our motto! Thanks to Lonnie’s training in Professional Sales and technology, The Latham Group has state of the art systems that keep your purchase or listing on track. LaDana Latham Carter has been a part of Atlanta’s phenomenal growth since moving here in 1982, and has witnessed the blossoming of one of the nation’s strongest real estate markets. She has seen the growth of the city, its expansion out from its core to the rural areas that became the neighborhoods we grew up in and now, a new desire to return to a cosmopolitan lifestyle. As a prominent member of The Latham Group, LaDana has assisted countless clients as both a buyer’s and listing agent. LaDana has been working full-time in the industry since 1996 (except taking off a few months to have each of her two sons). More About Lonnie Latham

An Atlanta resident for over 25 years, Lonnie resides in beautiful Historic Norcross, with his family. He continues to enjoy community life in his neighborhood, as well as the benefits of being only minutes away from downtown Atlanta. Lonnie has seen Atlanta grow from a population of one million to over 5 million, and growing. His clients say he is not only knowledgeable about the Greater Atlanta area, but specifically, the trends of where real estate values are moving in all areas of the city. Lonnie continues to support and encourage community life in neighborhoods like Historic Norcross. He believes the value of local communities in the future is great for families and local businesses alike. As a prominent member of The Latham Group, Lonnie assists countless clients as both a buyer’s and listing agent. Lonnie received his real estate license at the age of 20, before completing college. He received his Bachelor’s of Business Administration in Professional Sales from Harding University in 1998 and continues to work as a Realtor, full time today. Can a real estate agent really help me in buying and selling property? The answer is YES! When you’re ready to think about buying or selling your property, you need to ask yourself the following questions:

  • Do you have the time, energy, sources of information, and contacts to do the job yourself?
  • If you were one of the ‘do-it-yourself’ people, would the results be as good or better than they would be if you had professional assistance?
  • Would it have gone smoother?
  • Would it have given you more personal time?
  • Would you have purchased for less, or sold for more, if a real estate agent was involved?
Read the following information and learn how a real estate agent can help you understand everything you need to know about a real estate transaction.

The Buying Process

The process of buying a home or investment generally starts with determining your buying power; that is, your financial reserves plus your borrowing capacity. If you give a real estate agent some basic information about your available savings, income and current debt, they can refer you to lenders best qualified to help you. Most lenders — banks and mortgage companies — offer limited choices.


Once you know how much you can and want to invest, the next step is to find the properties that most nearly fit your needs. This is the time to choose a real estate licensee. A REALTOR® has many resources to assist you in that search. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your agent to find all available properties.


Your job is to make the final selection of the right property for you. This is when excitement and emotion run high. Your real estate agent can assist you in the selection process by providing objective information about each property. Agents who are REALTORS® have access to a variety of informational resources. REALTORS® can provide local community information on utilities, zoning. schools, etc. There are two things you’ll want to know. First, will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?


There are a myriad of negotiating factors, including, but not limited to price, financing, terms, date of possession, and often the inclusion or exclusion of repairs and furnishings or equipment. The purchase agreement should also provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required.

Due Diligence

With a negotiated agreement in hand, it is time to complete the evaluation of the property. Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. Your agent can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports. You will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. Your agent, title company or attorney can help you resolve issues that might cause problems at a later date.


As soon as you are reasonably sure the property is right for you, the process of obtaining financing begins. Your agent can help you in understanding different financing options and in identifying qualified lenders.

Closing or Settlement

Finally, there is the closing, or settlement, as it is known in different parts of the country. Every area has its own unique customs. In some areas, the title or escrow company will handle this process. In other parts of the country, an attorney does it all. Again, your real estate agent can guide you through this process and make sure everything flows together smoothly.
